Where We Work Around Escalon

From Escalon out to Ripon, Oakdale and Modesto, we help people sell a house or buy one. You talk to one person the whole way, at our office, by phone or on video, from the first question to the day the keys change hands. No handoffs to strangers.

Escalon and the Towns Nearby

Most of our work is in Escalon, Ripon, Salida and Manteca, plus Riverbank and Oakdale to the east. Some of the people we work with live far from the house they are selling. It might be a parent's place in Ripon or a house that has to be sold as part of a divorce in Manteca. Meetings happen at our office, by phone or on video, so distance is rarely a problem.

We also cover Modesto, Ceres, West Modesto, Bret Harte and Bystrom. The towns differ, but the way we work does not. The same person who takes your first call talks through pricing with you, lines up inspections and the title company, and keeps you posted until closing. If you are buying instead, our home buying help runs the same way. And if you live out of state and are settling an estate here, having one person to call matters even more.

What Sellers Around Here Should Know

  1. 01

    Older houses and add-ons

Many houses across the area are older ranch-style builds, and plenty have a garage conversion, a closed-in patio or an added room. If that work was done without a permit, it can come up in a buyer's inspection or the appraisal. We help you sort out what you know about it early, so it goes in the disclosures and does not surprise anyone late in escrow.

  2. 02

    Summer heat

Long, hot summers are hard on roofs, air conditioners and wood trim. Buyers' inspectors check all three. We go over the report with you and say plainly which items are worth fixing before a sale and which can be priced in or left alone.

  3. 03

    Two counties, one process

Escalon, Ripon and Manteca are in San Joaquin County. Salida, Modesto, Ceres, Riverbank and Oakdale are in Stanislaus County. Probate cases go through the superior court in the county where the person lived, and property records sit with that county too. We keep the file moving with the attorney or executor either way.

  4. 04

    California disclosures

Sellers in California usually give buyers several written disclosures, including the Transfer Disclosure Statement and a natural hazard report. Some estate sales are exempt from parts of this, and we will tell you which ones apply to you. With an inherited house you may know little about its history. We go through each disclosure with you line by line, and you answer only what you actually know.

Talk to the Person Who Will Handle Your Sale

Tell us the town, the house and what is going on. We will explain how the sale or purchase would run and who does what. You deal with the same person the whole way.
