Home Buying Help in Escalon, CA

Buying a house has a lot of moving parts: the search, the offer, inspections, the loan and escrow. We give you one person who answers your questions and keeps each piece on track, from the first call to the day you get the keys.

What buying help looks like with us

We help people buy a house in Escalon and the towns around it. That means finding places worth seeing, writing an offer that makes sense, and getting through inspections and escrow without missing a deadline.

You deal with one person the whole way. The same agent who learns what you need also talks with the lender, the inspector and the escrow officer. You are not passing messages between five offices. When something changes, you hear it from us first.

You can sit down with us at our office. If your schedule is tight, a phone or video call works just as well.

What we handle for you

A search built around your list

We start with what matters to you: price range, bedrooms, commute, yard size. Then we send you places that fit, and we tell you plainly when one does not.

Visits and a second set of eyes

We go with you to see each property. We point out things worth asking about, like an older roof, a dated electrical panel or signs of water near the foundation. On rural parcels around Escalon, that includes the well and septic system.

Pricing and writing the offer

We pull recent nearby sales so you know what similar houses actually sold for. Then we write the offer, explain each term and handle the back-and-forth with the seller's side.

Inspections and disclosures

We help you schedule the inspections you want and read the reports with you. California sellers have to hand over disclosure forms, and we go through them line by line.

Deadlines through escrow

Contingency dates for the loan, appraisal and inspections are easy to miss. We track them, keep the lender and escrow officer moving, and tell you what needs your signature and when.

Signs it is time to bring in help

  • Your offers keep coming in second

The price may be fine and the terms may be the problem. We look at what the seller actually cares about, like timing or contingencies.

  • This is your first purchase

The paperwork in a California purchase is long. Having someone walk you through each form saves a lot of guessing.

  • You are unsure about the asking price

We check recent sales and tell you if the number holds up, even if that means you keep looking.

  • The property has a well, septic or extra land

These add inspections and questions a standard town lot does not. We know which reports to ask for.

  • You are short on time

Work and family leave little room for calling lenders and chasing escrow. We make the calls and give you short, clear updates.

How buying with us works

  1. 1

    The first call

You tell us what you want and where you stand with financing. We explain how we work and what the written buyer agreement covers before you sign anything.

  2. 2

    Talk with a lender

If you are financing, we suggest getting an approval letter from a lender early. Sellers take an offer more seriously with one attached.

  3. 3

    Search and visits

We line up places that fit and go see them with you. You get our honest take on each one.

  4. 4

    Offer and escrow

Once you pick a place, we write the offer and negotiate. After it is accepted, we schedule inspections, track every deadline and keep you posted.

  5. 5

    Closing day

We review the final numbers with you before you sign, confirm the sale has recorded, and make sure the keys get to you.

What affects the cost of buying help

How we are paid is spelled out in a written agreement before we start, and it is negotiable. Sometimes the seller covers some or all of it, sometimes the buyer does. We go over it on the first call so nothing surprises you at closing.

The written buyer agreement
Buyers now sign an agreement with their agent before touring. It states how we are paid and how long it runs. We read it with you, start to finish.
What the seller agrees to cover
Some sellers will pay part of the buyer's side costs. We can ask for that as part of your offer.
Inspections and reports
A general inspection and pest report are common. Rural parcels may also need well and septic testing. These are paid separately, usually by the buyer.
Loan, title and escrow fees
These come from the lender and escrow company, not from us. We help you read the loan estimate so you know what to bring to closing.

Questions buyers ask us

Something not covered here? (209) 219-1376

Do I have to sign an agreement before we look at houses?

Yes. Buyers now sign a written agreement before touring with an agent. It lists how we are paid and how long it runs. We go over it with you by phone or at our office before you sign.

Can you help me buy outside Escalon?

Yes. We help buyers in Riverbank, Oakdale, Ripon, Salida, Modesto and Manteca, along with Escalon itself. The process is the same, and you still have one person handling it.

What happens if the inspection turns up problems?

We read the report together and sort out what is serious and what is normal wear. You can ask the seller to fix it, ask for a credit, or walk away if your inspection contingency is still open. We tell you which deadlines apply.

Who do I call with a question during escrow?

Us. You do not need to chase the lender, the title company and the inspector yourself. We find the answer and call you back.

Do I need financing lined up before I call?

No. Plenty of people call us first. We will point you toward a lender early so you know your price range before you get attached to a place.

Tell us what you want and where you stand. We will explain the next steps and how we get paid, in plain words.
