What We Help With
Most of our work is home selling: pricing the house, getting it in front of buyers and seeing the sale through escrow. We also handle inherited and probate houses, divorce home sales where two owners need to stay on the same page, and home buying help for the next move. Each one runs through the same person, so you never repeat your story to someone new.

Home Selling
Sell on the open market with one agent who sets the price plan, handles buyers and escrow, and answers every call until the keys change hands.

Inherited & Probate Houses
Help selling a house that came through probate or a trust, with one agent who works with your attorney and keeps every heir informed.

Divorce Home Sales
Selling a shared house during a divorce, with one agent who gives both spouses the same facts and keeps the sale moving until closing.

Home Buying Help
One agent guides the search, the offer, inspections and escrow, so you always know exactly who to call with a question.

A Small Office That Picks Up the Phone
Escalon Real Estate Agent is a small practice built around one idea: the person you hire should be the person you talk to. Most of the frustration people tell us about from past sales comes from not knowing who to ask. We fix that by keeping the whole job with one agent.
We work from our office in Escalon and meet a lot of clients by phone and video. Families settling an estate, couples parting ways and people buying their next place all get the same thing from us: plain answers, written numbers, and a call back when we say we'll call.

How a Sale Runs With Us
Here's what happens after you pick up the phone. The steps are the same whether you sell, buy or settle an estate.
- 1
First conversation
You tell us what's going on and what you need. We ask about the house, the timing and who else has a say. You leave the call knowing your options.
- 2
Pricing and plan
We look at the house, pull recent sales and build a written net estimate. Then we agree on a price, a timeline and which repairs, if any, make sense.
- 3
On the market
We get the house photographed, out to buyers and their agents, and handle every request to see it. You hear from us with feedback, not silence.
- 4
Offers and escrow
We go over each offer with you line by line. Once you accept one, we track inspections, appraisal, loan approval and paperwork, and call you before deadlines, not after.
- 5
Closing day
We confirm final numbers with escrow, make sure keys and documents are where they need to be, and stay on the phone until it records.

Why People Work With Us
A house sale has a lot of hands in it: lenders, title, inspectors, escrow, sometimes an attorney or a court. We keep those hands pointed the same way and keep you posted.
- 01
One person, start to finish
The agent you talk to on the first call is the one who prices the house, reads the offers and calls you when escrow has a question. No handoffs to an assistant you never met.
- 02
Trained for divorce sales
Our agent is a Certified Divorce Real Estate Expert. That training covers keeping both spouses equally informed, working alongside attorneys and mediators, and pricing a house so neither side feels shortchanged.
- 03
We say what a fix is worth
Some repairs pay you back at sale and some don't. We tell you which is which before you spend money, and it's fine if the answer is to sell it the way it sits.
- 04
Meet the way that suits you
Sit down at our office, or do it by phone or video. Heirs who live out of state and sellers with tight work hours can get through the whole sale without a long drive.
- 05
Straight talk on the numbers
Before you sign, we walk through what you are likely to net after loan payoff, commission and closing costs. You see the math, not just an asking price.
Questions People Ask Us
Who will I actually be talking to during the sale?
The same agent from the first call to closing. We don't pass you off to a coordinator or an assistant. If escrow, the lender or the other agent needs something, it comes through us and we explain it to you.
How is your commission set?
We agree on it in writing before any work starts. It's part of the net estimate we show you, along with escrow and title costs, so you can see what you keep. There are no add-on charges that show up later.
What if I change my mind after signing with you?
You can walk away. Until you've accepted a buyer and the sale is in contract, cancelling with us is easy. Tell us on a call and we'll close things out. If you stay, we want it to be because the work is good, not because a form says so.
Do I need to fix everything before I sell?
No. We look at the house and tell you which repairs a buyer is likely to pay you back for and which aren't worth it. Plenty of houses sell with small items left alone, and we price them honestly for it.
I inherited a house. Does it have to go through probate first?
It depends on how the property was held. A house in a living trust often skips probate, while one in the deceased owner's name usually goes through it. We work alongside your attorney or the estate's executor and plan the sale around any court steps. Our Inherited & Probate Houses page has more detail.
We're divorcing. How do you handle two sellers who don't agree?
We share the same information with both of you at the same time and put decisions in writing. We can coordinate with each attorney or your mediator. The goal is a fair price and a sale that doesn't drag on.
Can we do this without coming to the office?
Yes. Many clients never come in. We meet by phone or video, send documents for electronic signature and walk you through each step on a call.
What Moves Your Price and What You Keep
The sale price is only half the story. The other half is the check you take home once loans, fees and commission come out. Several things affect both, and we go through each one with you on paper before the house goes on the market.
We give you a written estimate of your likely net proceeds before you sign any agreement. It's based on real sales and your actual payoff, and we update it if anything changes.
- Condition of the house
- Roof age, the HVAC system and any old plumbing show up in a buyer's inspection. Valley summers are hard on cooling units, and buyers notice. Knowing these items early lets us price around them or decide on a repair.
- Recent nearby sales
- Buyers and appraisers look at what similar houses sold for lately. We pull those sales and show you how yours compares in size, lot and upkeep.
- Loan payoff and liens
- Your mortgage balance, any second loan or tax lien comes out at closing. We order a clear picture from title early so nothing surprises you at the table.
- Commission and closing costs
- Our commission is set in writing before we start. Escrow, title and transfer fees are separate, and we lay them out line by line.
- Timing and market season
- Spring usually brings more buyers than late fall. If you have room to choose, we will tell you plainly what waiting a few weeks might change.
- Probate or court steps
- An estate sale may need court confirmation, which adds time. We plan the calendar around it so heirs know what to expect.
